Northpoint on Jarvis Creek Receives National Gold Nugget Recognition for Workforce Housing Model
Award of Merit recognizes the Hilton Head Island community as a finalist for Best On-the-Boards Affordable Housing Community, highlighting a public-private, mixed-income approach designed around the island’s workforce and environment.
HILTON HEAD ISLAND, SC — Northpoint on Jarvis Creek was selected from a field of more than 800 entries across North America to receive a 2026 Gold Nugget Award of Merit. The recognition placed Northpoint among the finalists for the Grand Award in the Best On-the-Boards Affordable Housing Community category.
Presented by PCBC and the California Building Industry Association, the Gold Nugget Awards are among the nation’s longest-running residential design, planning and development programs. The program’s Blue Ribbon judging panel selected Awards of Merit recipients as finalists in each category before one Grand Award winner was named in each category during the 63rd Annual Gold Nugget Awards ceremony on July 29.
Currently under construction on an 11.4-acre infill site, Northpoint will deliver 157 residences, including 145 stacked apartments and 12 townhomes. Developed through a public-private partnership between the Town of Hilton Head Island and OneStreet Residential, the community will offer homes across four affordability levels, from 60% to 150% of Area Median Income, to help members of the island’s workforce live closer to where they work.
Northpoint’s finalist status in an on-the-boards category places the focus on the strength of that plan: how affordability, partnership, housing choice and site design are being integrated before the community opens. Rather than approaching workforce housing through a single income range or housing type, Northpoint combines multiple affordability levels with apartments and townhomes in one visually cohesive neighborhood. The approach is intended to serve households with different needs while supporting interaction across the broader community.
The partnership allows the Town to advance a long-term housing priority through private development and investment while retaining long-term influence over the community’s affordability and purpose. For municipalities facing similar workforce-housing pressures, Northpoint provides a practical example of how public-sector land and policy priorities can be paired with private development capabilities to move a community from vision to implementation.
The physical plan is equally responsive to Hilton Head Island. A long, narrow footprint and limited access were transformed into opportunities for placemaking, with pedestrian-scaled streets, interconnected trails and open spaces, and five gathering areas: the Hub, Central Green, Community Gardens, Live Oak Commons and the Preserve. Lowcountry-inspired architecture, shaded porches and durable materials reflect the island’s character, while native plantings, biofiltration swales and preserved tree canopies integrate environmental considerations into the community’s design.

That connection carries implications beyond housing. Helping more workers live near their jobs can reduce the strain of long commutes, support local employers and return time to residents and their families. For Hilton Head Island, the model connects housing access with economic sustainability, quality of life and the long-term strength of the community.
